I would write an Addendum to the lease that spells out that exact language.

If you are truly partnering you will need to set up and LLC and a partnership agreement which will spell some of these things out.  

When dealing with contractors, be sure that you have a contract signed with deadlines and penalties as well as payment schedules spelled out.

Also, the LLC's Operating Agreement will/should spell out resolutions to a variety of situations (consult a qualified attorney or two) such as if one passes away (do you really want his/her spouse to become your investment partner?)
