From the Georgia area south of Atlanta and moving to New Jersey or New York area close to Manhattan with a transfer.

For example, NYC just put laws into effect about short term rentals on AirBNB because they were hurting the hotel industry in Manhattan.

i spoke to a private lender in manhattan on january 16th and he said he would lend me a $250,000 to fund a deal at 12% with 4 points up front.

I know it is higher in Manhattan...so I'm thinking that although prices are higher , it is probally one of the best time to invest in NYC , especially with foreclosures and prices being lower than before...You mention high taxes and high cost to setup an LLC, that maybe among the top reasons...I am a newbie , so i am learning everyday myself....so sorry if some of my questions and/or responses are elementary...Thanks again for your post,

This is for low/medium end urban NJ market so its different from warmer places or places where laminate is unacceptable (Manhattan).

So I definitely believe we will be seeing a trend outwards from Manhattan. 

As Manhattan and Brooklyn continue to get out of control, Beacon is following so pure market appreciate may work in my favor too...
