If I'm not mistaken, Bass Pro is the ONLY store in the entire mall, or one of very few.

This can be a professionally operated business or a hobby.Many hobby/semi professional landlords will choose to supplement their tenants rent, keeping it below market, mistakenly believing this some how improves their business profitability. 

If I'm not mistaken, this would entail finding a distressed property at well below market rate, making the purchase, rehabbing the property at below retail prices, finding a PM and hoping they find a good tenant within a reasonable amount of time.

IF I'M NOT MISTAKEN YOU CAN BE A BROKER AND YOUR ENTITY CAN BE LICENSED AS WELL (WHICH YOU WILL NEED TO PAY TWO SEPARATE FEES TO DO THAT).

If you think it won't cost you anything (time and money) to manage the building, you are mistaken.
