SO THE QUESTION: When the owners of a house accept your offer and you sign the house under your name to flip it, even tho you signed, are you able to get out of the contract before closing? 

Just accept that it's going to happen, but it's not the end of the road for you (unless you're the giving-up kind).

I feel like I have a good pulse on the market here in Colorado and have not noticed a large uptick in inventory however deal flow has increased recently and our offers are being accepted without as much competition.  

In speaking with our realtor it looks like we could still close with the acceptance of the rental and not have to make a mortgage payment for two months.  

If I ever am, I will accept the fact that I might not come out of it "made whole" - meaning I might lose some rent, there may be damage to the property that I cannot collect, I might have a vacancy, I might have to spend time and energy marketing, showing, and re-renting a property that should not have a vacancy.

They wanted us to change the closing agent, but in the end, I just changed my registered agent and place of business and got them to accept that.I just had a thought...
