At the same time,  I would love to have money in the bank so I can purchase a new deal and not have to worry about getting a Heloc, loan, or refi started and waiting days or weeks to get the available money.  30% equity left in a home is all I will be aiming for with maybe 1 of 10 properties paid off down the line for an emergency nest egg.

@Andrea FinkelsteinHello, we had some pest problems too, and roaches are the same everywhere, soooo In my home land we use a mixture of sugar glass and baking soda, equal parts, mix well and place one spoonful per corner, they will die in their nest, and other roaches will become ill as well, just give it max 15 days, you will spend $20.00 maximum.

I would never invest my nest egg in an unknown market. if you live in an area of high entry you have a few options: save more money for a dp and  learn how to buy using owner occupy financing and do a house hack...or, do what I did- i moved to where I could invest in a way that allows me to follow my dream.

If all go well you'll come to the decision point to pay down the loan and have a very nice nest egg you can continue to borrow against or use the 1031 Exchange tool and leverage those capital gains into purchasing many cash flowing properties.

We start weedeating the fence line, so we can paint, then the tenant let's me know that there is a hornet nest in the bush, and the have just been avoiding the area.
