It means the neighbors have your number, it means when you have rehab happening, your contractor has a "sitter" for the house.I make my Detroit properties work because I am by them non-stop, I have cameras (the wires are inside of steel casing so they are more difficult to cut) I can monitor the premises from my phone or laptop.Detroit is not a buy it and forget it town.

But if I were to raise money for a sfr, or small multi family, could I not just form an LLC and have the silent(money) partners own a percentage of the LLC and cut them a cheque quarterly from the cashflow.

I have a friend that owns a vending machine business and in a lot of cases the businesses don't get a cut of profits, but the businesses want the machine there so it will be there for customers, and the vending company supplies the machine, keeps it stocked, and maintained and keeps all the profits.
