Be diplomatic and smile while saying"no," no matter how cute they are or how much they are crying or whining - when the answer needs to be no.

I feel like a sponge right now, and feel very lucky to have all of your knowledge available to soak up.I was serious though about you starting a blog...one of the easy to start ones here on BP...where they provide the platform...all you gave to do (I assume) is to name it and start writing.Your knowledge in this area is very valuable...and I'm not saying that just cause you're cute!

Also.. looking at the long-term graphic you posted, doesn't it look like it's heading for a correction? 

We got paid for a months rent from a certain tenant(cute young lady).

His Italian accent was cute, and he was indeed likable, not only to the neighbors, but to my husband as well, and everyone kept after me to rent to him, and so I did, against all my better judgment.

Run the other way.Figure out your criteria, and don't get side-tracked by any cute looking, sweet tenants who don't meet it.  

But, it was a cute 2/1 1930's place, but with a very tiny kitchen. 

Lose cute little tables and do very little pictures they will decorate to taste if they are there for months.  

You can probably understand at this point why I don't show our properties, and why I leave the wife and the cute dog doing the showing.
