I'd say you're already ahead of a ton of would-be investors just by having a calm, measured approach.

I have found judges in my area (Michigan) to be pretty fair on both sides but definitely willing to rule on the side of a respectful, calm, diligent landlord who is doing their best to run their business.

It took everything in me to keep calm.... and it was at night with a flashlight.... 

You will want to know about financial analysis, how returns work, waterfalls, legal documents, liability protection, possibly 1031s, tax issues, SEC compliance and securities laws, proper reporting, forecasting, budgeting, property maintenance, etc.

You seem to have a sense of calm (no panic).  

Something just so calming for me about it.  

This was a class through *************, and except for the initial invitation, they refer to it as "The Company" in the literature.I had to work late and missed talking to the guy directly, so I left a detailed message - I calmly listed my reasoning - it is illegal in Ohio, gave OH laws statutes, read some of the wording, read the first paragraph of the OH Dept of Commerce news release for June 4, 2019 that says "Beware of seminars that may teach unlicensed activity...This type of activity is considered unlawful in Ohio." 

Remain Calm and Unemotional.

Trust me you can get really complicated with allocations and waterfalls and hurdle rates.
