The apartment is in Tacoma where rents are growing fast and I am looking to increasing 5% every 6 month.

My wife and I bought our Primary Residence in Tacoma, WA 3 years ago and it's time to go deal shopping.

According to what you're showing that's $1830 in rent right now, and if there's room to move rents and the place is in great shape you might be able to house-hack staying right where you are, i.e. the money generated from the duplex may be enough to pay the mortgage you already have. 

A few months back, we purchased a very ugly, trashed, old, home in a not so great neighborhood in Renton WA, an area just outside of Seattle and Tacoma.  

In any generation the movers and shakers are those that choose to better themselves. 

Will have to pay $15,000 in Realtor commissions when he sells and pay $1,000 for movers..
