I have about 10% student rentals, of which, 3 jumped ship early and moved out right after the university went to on-line only for the remainder of the semester. 

Within an hour radius there are some big universities that could have a great potential for college tenants.

So for the record John, and again not trying to offend you but if the my original post was not clear enough... if you are continuing to use a service with the known intention of not paying it back... it's wrong... extrapolate it out and apply it universally.

I rent to University of West Haven students as well.

Claim it as a loss on next years this years taxes and when this is all over you won’t  remember it and the universe will reward you for your good stewardship . 

I have a number of clients that buy fourplexes in Universal City, Converse, and Selma area.

Its near Duke university, so I think there will be some seasonal medical workforce movement, grad school students, etc., so it could line up well for mid-term furnished rental. 

I started buying single family homes as an undergrad at the University of Alabama (roll tide), and that eventually morphed into RV parks, and now, ultimately, mobile home parks.I've got a few partners and an office in Richardson (North Dallas) with a handful of full time employees.

They are very near a hospital and university and from what I gather from the deal finder, are fully rented totaling $2800/month.
