I have already reached out MH dealers for used trailers and they will share my park info if clients are looking for a place to move their trailer to.Any creative strategies out there such as linking with MH flippers to place trailers in the park and rehab/sell them there to owner occupants, etc?

I have seen where owners split out the ownership to a separate LLC for the home and operate them almost like a lonny dealer and the park LLC only shows pad value. 

Getting a dealer's license and set up with 21st Mortgage or a manufacturer's program can make this a little bit easier to handle as well - far easier than trying to infill used homes!

There have been many helpful comments about it, but there has also been much confusion.If anyone here can tell us how to operate as a Lonnie dealer and still be compliant, please tell us.

Over the past 6 months or so I have been working with one of the local mobile home dealers.

This was extremely annoying since I felt like I was haggling with a car dealer.

I've settled on a standard: walls Ben Moore premix color Navajo White, actually a beige, and trim Swiss Coffee, a warmish white, originally a Behr color that I get mixed at my Moore dealer.

I remember back in the day receiving mailers from car-dealers with a key (fake) in the envelope saying you won a car.Or a fake check.. to get you lal excited.Building rapport and trust comes before the offer... also even if you truly can make them an offer before ever setting foot in the house, to a seller, not being in this business that is just unheard off..I wouldn't do it that way.
