I would see how much equity you would be able to pull out of the condo, then supplement it with cash reserves for your down payment, then rent out your condo. 

Assuming that's a supplemental policy on top of the landlord/homeowner policy?

Hi we bought a 8 fam property 8-9 month ago in florida  and because of time constraints we closed with a regular mortgage not supplemented by any renovation loan.

I am 55 and  my goal is to find some cash flowing properties to supplement my future  and possible early  retirement.

Even if you were to purchase a rental property under your LLC's name, you can show your personal income to help supplement your approval chances. 

Part of my goals in scaling a bit is to leverage my mom to house hack these rentals as she doesn't own herself (other than we're both on the loan for this place) and ultimately retire her from her day job and supplement her income.

I like it because it includes actual rents as part of its algorithm but I also supplement this by looking at the comps on Zillow which tends to have a good amount of listings in my area. 

Is there anything supplemental required in the signing of the agreement of sale for the property being sold regarding the 1031 exchange?
