I just want to say - this is fascinating discussion and I appreciate everyone's insight.

I was fascinated by Deal Dog as a supplement to other methods of finding houses but now I'm concerned about the accuracy and how current the information may or may not be (after reading through the thread).

I truly find Real Estate fascinating and I can't wait to learn more (and hopefully contribute more) as I grow as a Real Estate investor and professional.Oh, and I am working on getting a picture...

It's fascinating how Zillow and Trulia's accuracy, even among adjacent markets or cities within the same metro area, can vary so drastically.

@Juan McLemoreI'm sorry Juan but I just don't understand the fascination with multi family in B-C areas of Memphis.Memphis is a city with an excess inventory of single family housing in the B-C neighborhoods so your pool of available qualified tenants for multi family will be marginal at best.Also the property tax rate on multi family is considerably higher than single family.It all adds up.I do have both single and multi family properties in Memphis/Shelby county which might or might not add credibility to my opinion

It is a super fascinating tool to leverage your cash flow.I can see how this could be really useful for someone who is nearing retirement age and wanting to live off cash flow and want more cash flow without tying up a bunch of cash into a new property.

Sorry for all the questions but looking to get into my 2nd rental very soon and rent by room has fascinated me but has left me with a lot of questions.
