Automatically reject a tight tank unless there's an extraordinary reason not to.If it looks like there's meat on the bone, go for a look and make a fast decision and write an offer and hopefully we get it accepted.The key is to get the offer submitted as fast as humanly possible, preferably before the open house - and set a *very* fast expiration on the offer so the seller / seller's agent doesn't have a lot of time to shop it around.For experienced flippers who want to forego the home inspection, great - eliminate the inspection contingency.

Would love to hear more professional input Jay Hinrichs unfortunately there is also the mindset on BP  that find the deal first money will be easy..well that could be true for a no money wholesaler making their spiff.. but for someone wanting to actually go into the industry you need money first deal second.. deals are like street cars there is always another one..

Hi all, I'd appreciate your opinion on what to do in this situation - Just purchased a duplex today ( 7/6/18 ) with long term tenant paying same rate of $1100 since 2011 for a 4 bedroom 1600+ sq ft, 4 BR 2 car unit in a great location, the top school district in the state, and large yard.

(Hopefully if you don't use the CAR lease then your lease has a similar clause that holds the tenant responsible for toilet/plumbing clogs/blockages that they cause.)So, as you can see, there's far too many variables to give you a simple answer as to when to authorize the afterhours service calls and when not to.

I would suggest that if someone wants to enter Detroit market take at your own risk two trips: flight/car/meals/hotels to know the city, its people, the neighborhoods and develop local connections!

Especially in the tech industry and as technology advances .Also it’s probably not too far off that self driving cars will be mainstream .It won’t be as much of a hassle or as stressful to commute if you can chill in your car , get work done on laptop or even take a nap .
