I don't allow longer stays at my STRs for this reason.Many MTRs, other than Corp Housing, seem to operate like an STR by collecting rent & fees upfront but without the protection of an additional security deposit, just elevated rental rates over a LTR.  

If you don't delead within 90 days, you're on the hook if the kids have elevated blood lead levels.

Rental rates historically go up over time or remain flat so it may take a couple years for the rents to catch up to the higher debt costs, should they remain elevated, to entice the buyer pool currently remaining on the sidelines to jump back into the game. 

While this might be scaled down by smaller injections of capital, the administration here and risk is elevated by the volume.

If you buy in a building with elevators, your HOA fees are going to be high.

At present, due to elevated prices and financing costs this can be very prohibitive and stall market activity as owners delay selling. 

Enclosed/multi level utilizes land better, but you add elevator, hallway, and fire extinguisher costs. 

Structure of property- does it require a lot of upkeep or is it something simple like a block duplex, tile floors, high elevation (avoid flooding)2.
