If a update does not relate directly to a rent increase that covers the cost of the work in additional income within 1-2 years it is a total waste of money.If market rent is $500 you should be able to go straight to it with little more than a new coat of paint.

Maybe also knowing the ARV of common fixes like roof repairs (large) to coats of paint (small).

It took about 2 days for prepping, 2 days for seal coating, 1 day for striping, 2 days for asphalt patching and removal, and 1 day for extruded curbing!

I’m sure there are plenty of you tubes on it, and don’t skimp on the quality of the products or number of final coats.  

I have not built in a very long time (almost 20 years) but the last time I did, as my own GC, I spent about $45/sf NOT including land, and that included 2x6 walls, thicker T&G plywood subs, upgraded finishes.

If you use any of a variety of coatings on the inside, you are allowing the moisture to penetrate the entire wall.
