I would take a management fee for the ongoing property management and possibly for finding and doing any necessary renovations.With more experience I can most likely do better than this, but until then how should I structure the management fees so I'm not getting a raw deal?

I think, with Montana's favorable climate, hemp will dominate, and produce raw material for goods ranging from plastic, paper, fabrics, composite lumber products, and much more, all made from hemp.

But to wholesale it will be difficult as those willing to purchase raw land at this point will require that same discount and there will be little room for your profit.As Don said buy and hold for a few years as land values never go down (the improvement values do, but not the land values).
