My suggesting is, no offense, stop giving suggestions.

Go ahead and do a background check just to make sure you don't have someone coming in with conduct or drug offenses on their record.

Hey @Dave Gillie, thanks for responding....No offense meant....sorry if my comments sounded less than encouraging - they were only meant to be honest and real.

In fact in my state they can be charged with a criminal offense if they do that.

I already get a bunch of calls I don't want, so that is probably the most appreciated thing you said...no offense to the rest. 

No offense to my SFR and small multifamily wholesale and flipper friends but it’s barely scalable, and neither passive nor residual.

No offense to some of the posters above "you know who you are" but spending it on a seminar is by far the worst thing you could do lol.

Here in Arizona, if you pay an unlicensed contractor over $1000 for work on a property that you are going to resell or rent it is contracting without a license (The contractor and you) which is a class 1 misdemeanor with up to six months in jail and a minimum $1000 fine for a first offense.

Some of the rents that people charge are offensive, and sometimes insensitive.

I'm starting to feel since they are in it with you, they have more skin than a transaction based realtor (no offense).
