I'm looking for a version that I can buy outright and continue using without the need for annual subscription renewals.

The property is still a rental property and will continue to be, at least for the forseeable future, but I would like to put the property into an LLC for more liability protections.

This obviously benefits developers and investors with a sizable portfolio and continues to limit those (like me) with a very small portfolio.  

Maybe they lose job and they tried to pay but couldn’t pay everything this month, so they are behind by say $500, but the next month it continues and now they are behind by $1,000.  

I am going to go with your advice and continue searching for the right tenant.

I've traveled up and down the east coast visiting other management companies learning how to continually get better.I genuinely want to be seen as a partner for our landlords.

If they don't pay it in full, then you continue to market it and offer it to the next qualified applicant.

@Justin Reyes Let me ask you this...If you owned a marketable piece of real estate and no longer cared to own the property what would you rather do: (a) Sell the property, pay off your mortgage and move on to other opportunities; or(b) Sell the property without paying off the loan,  remain liable for the loan as the note signer and trust the buyer will continue to make payments on that loan, and if they don't your personal credit is damaged?
