I agree, having a piece of NYC is an amazing thing to own that is almost certain to appreciate over time, but if we do have a bit of a dip, and I do believe it is coming, to sell high, buy lower and renovate cheaper is VERY tempting, and to only have 500k of my money in the house if I did a 1031 rather than 1M and have the other 500k on ice, tax free, is also super tempting.

But we have minor league baseball and hockey, college basketball, baseball and football, 2 drive in theaters, 2 lakes, 2 malls, multiple golf courses, country clubs, 2 skating rinks, an ice skating rink, museums, orchestras, theaters, some amazing parks, and tons of great food - all within 5 - 30 min away. 45-60 min away you have Amish country, major league baseball, basketball and football, Lake Erie, casinos, 3 airports, etc.

I got some dry ice and froze exposed section in building and replaced 1 globe valve with two ball valves of 1/4 turn nature.

Dont turn the water on at all until you can get in the house. and then have people stationed on each floor to listen and watch for leaks.OMG what a RISK. even with a house being properly winterized by a so called professional company things fail.Just to mention a few,, outdoor sill cocks.. dishwashers,, ice makers in refrigerators, washing machines, and radiators. to mention a few some forget,  any and everything that's had or supplies water in it is potential for a leak and you won't know till your there and turn it back on.When you do turn water on DO it SLOWLY,  have faucets open and as water starts running and air is forced out then turn off each faucet.
