I would go to one of my target neighborhoods and find the corner house closest to the entrance which would get the most traffic obviously and offer to pay them monthly and place my sign in the most strategic spot of the yard.

The closest thing I have to it is the experience of learning as my fiancé purchased our current home we live in, which I currently update in my free time.

Our neighborhood is closest to the base, and the rental-end of the neighborhood is gentrifying quickly now that the Kimberly-Clark plant has been closed and torn down.  

Just a couple of ideas:Sell the sizzle, not the steak:1) You are providing a home, safety and comfort, so sell it as an opportunity to spend family time and experiences together in "their own home"2) There is room to "expand" and add a bathroom.

We have sold the UT property and looking for a property for a 1031 exchange near us in Payson, AZ (Verde Valley was the closest option when choosing where we live) so that we can have hands on work with the properties.  

I’m not saying you’ll have the steak and lobster buffet buying opportunities of 2008, but there will be much better deal available if you wait.

Go down to a few of the closest pawn shops and get your tools back....Because you can bet it isn't someone who want to work with them that stole them.Good Luck!

Back in the day, ~2011/12 when everyone was jumping on the band wagon of trying to get a deal, claiming they had the bigger offer, I would tell people I GUARANTEE I would bring them the BIGGEST check of ANYONE, and if I didn't I'd give em a free steak dinner for whole family just for hearing me out.
