You are correct, not that much work...once you have gained a LOT of knowledge in construction, including project management; finance; contract law; State and Federal laws including applicable Fair Housing, Fair Credit, EPA, IRS, OSHA regulations, and Local LL/tenant laws; Regulation Z; insurance; HOA's; Fire codes; Building codes; product knowledge (relating to quality, useful life, design life of chosen products and materials); and, frankly, just learning about real people...what they do, how they act, what is important to them and what is not.
