If it's a full payoff of the debt, the borrower can request (But not get any certainty) a postponement of the sale but I wouldn't bet on that if the sale is within six days.

In my area a C or D class house gets the exact same rent as a B class house for rent .. except the c class is literally half the price .

I would never try this with anything in the C or low B class or you know inner city section 8.. your house would get stripped.

Jason, I can't opine on the cap rate since real estate markets are local, but I'll tell you that investors would be jumping all over each other for that kind of (legitimate) cap rate in a DFW C or better class property.You should never rely on a seller's or broker's proforma P&L - make your own estimates, and come up w/ your own P & L and rehab estimates.
