We always charge the same for everyone per listing, but sometimes tweak the amount per listing depending on circumstances.

But if you want the deal to work, then run the numbers and they don't work, if you go back and try to "tweak" here and there, you are probably starting to lie to yourself.

I've created a spreadsheet that I've been tweaking over the past couple of years that I occasionally show people to demonstrate the difference between a conventional mortgage, a conventional mortgage while paying an extra $X, and a 1st position HELOC (replacing the mortgage).
