Caruthers, you didn't do your due diligence OR the former owner did not reveal this contract to you properly.I worked in the "route operator" business for a CoinMach competitor for 14 years.I agree that these contracts are onerous.

It is only revealed after the booking is successful a few days before the person is to arrive.

The inspection revealed a leak in the roof, water in the basement, and some surface mold in the restrooms.

Inspection report revealed no show-stoppers but the overall interior condition warranted a modest reduction our offering price, which they just accepted.

Inspections may reveal major issues that can cost a fortune and at that point the seller knows of the issues and will have to disclose / repair in the future.

It's funny, just posting this publicly has been cathartic and revealed how mediocre (bad?) 

I am guessing that the title search will reveal if there are additional liens on the property.

I haven't visited the areas I've been looking at personally but a Google earth tour reveals a lot of boarded up and run down properties.
