Newbie question:  Let's pretend we are in a down market, or soon to be down.  

Sellers do not want their time wasted and if a broker brings a flaky buyer or a pretender to them trying some off the wall stuff then the broker will likely never get business from the owner again.If you have your personal bank account showing funds to purchase for the deal size you are looking in and a resume to include with very specific criteria  on what you are looking for then you might get on some internal lists. 

Should I pretend that I'm from the City?

Banks did "extend and pretend" on performing properties rather than foreclose.

J Money doesn't pretend he knows anything specific about finances but he brings a lot of humor into his articles.

But don't pretend you are somehow doing her or her children a favor.
