I wrote down goals all the time, posted them to walls, in my top desk drawer, on mirrors, said them like a yoga mantra only to not see them materialize, well, until I figured out you must build a road map to the goal.

It is the easiest and most frequent type and they can relate to it.Pick a non REI friend or a mirror that is interested in REI.

This way there is no argument about "Oh that was like that when i moved in"  Sometimes even the owner forgets the condition if the tenant has been there a long while.I once forgot that there was a crack on the mirror.. and there it was on the pictures.Its great for landscaping too.I send the move out photos with the deposit refund showing what we charged.

I'd much rather someone make a straight offer to me without smoke and mirrors. 

The transactions should mirror each other because a credit in the owner account would be the same as the debit in the management account, but they don't sync at all.  

That means you are a mirror...not the reflection from that mirror.
