@Jesse Karr - If you don’t already have your own list of entities who will provide rent assistance to people to avoid homelessness, ask your Housing Authority if they have one.  

Longview itself doesn't have growth potential, we are a bit of gluttons for punishment to live or invest here.As far as safety, the college butts up against a nice neighborhood, but also against a park where homeless people sleep.  

While my local program provides the vouchers for the homeless veterans and does the inspections, it is the social workers in the local VAMC's that monitor these applicants. 

Examples are: -comparable sales they might be missing -lis pendens that aren't actual MLS listings yet -abandoned homes that haven't been listed of foreclosed -video -newspaper clippings that talk about more crime, unemployment, gang activity, homelessness, etc...

If you have 30% equity in your current home, lenders will allow up to 75% of home's future income to qualify for the new home. less than 30% equity, you'll have to qualify without the rent income.You should also consider long term cap gains consequences.

Thank you for the compliment, Ezra, but I really doubt others want to dress like a homeless looking construction painter plumber driving around in their beater eating pb&j's between naps.I am a horrible task delegator. 

My sister currently lives in the house (partly why it needs a major cosmetic overhaul) and she and her family would basically be homeless when the house sells as they cannot afford rent anywhere.
