Assuming you have already built rapport with them, so to me it seems like they are the low hanging fruit - they already have the team and the deals.

Becoming an agent on the side may bring in some great extra cash or turn into a fruitful career.

Agents, wholesalers, direct buyers, etc. are all going after low hanging fruit...SMS, calling, direct mail.

Investing in Boise is a different ballgame than most of the markets people chat about on BP- explosive growth, low crime, high quality tenants and zero vacancy drive prices and rents up quickly, but you have to take a risk on the acquisition side in order to enjoy the fruits of the market, but true wealth and opportunities for FIRE are much more likely in markets like Boise than the ones you see with higher cash flow or CAPs.

With this much money you better be sure because if you put all your eggs in one basket and you don’t like the result you will be selling at a loss months later.
