The Delaware Statutory trust (and its cousin the Tennant in Common TIC) are 1031 compliant vehicles designed to give you the ability to defer tax in the 1031 into a passive fractional ownership of a much larger property. 

For example, you buy a multi for a fraction of what you would pay in the GTA, charging good rent and after paying all the bills and Property Management fees there is always money that we can deposit in the reserve or enjoy.  

The interest is deductible as investment interest so you are really paying a fraction of 3% per year depending on your marginal tax rate. 

His program is genius on his part, he has a huge following and if he can get just a fraction of them to pay him $1000 he is making millions (every 1,000 people that sign up equal 1 million dollars in his pocket) but for the people who pay the money it really sucks.

The assessed value of the improvement is a fraction of what the construction cost likely were.

The LLC can admit members to hold fractional shares in the LLC that owns the assets.
