We are just getting our first MTR under way here in Melbourne, FL, and one thing we're doing since we have an enclosed breezeway is including a desk (with monitor) and a couple of exercise machines.

I'm also considering SFH or townhomes in VA, MD, hopefully close to metro lines or public transportation, with an accessory dwelling unit.

All of my experience is in managing routine maintenance contracts for the Department of Transportation.

The building we are buying for $125,000 and the lofts I would like to make 2 studios approximately 500 sf each with an enclosed stairway keyless keypad for the steps, small deck for each loft that looks unto the street.Financing?

That coupled with crappy public transportation and zoning laws that make areas 90% RH1 (single family homes) suburban filled with NIMBYs that show up to every Building and Planning meeting about NO changes to their neighborhoods (buildings with multi units, expanding footprints on existing homes, converting RH1 to mixed housing and commerce, etc). 

There’s no public transportation, most of the Poconos DON’T even have public water & sewer (so you’re stuck with these annoying & ridiculously expensive septic systems & wells), the schools aren’t great, the libraries aren’t great.

I am curious to peoples opinions - does a states only metro - the financial, health care, and transportation hub (3rd busiest cargo airport nationally), have to only grow (barring a catastrophic event like nuclear war, etc.)?

About the area, access to public transportation is the key (again, for my area) more than the schools.

How do you folks track various expenses  (furnishing, food, payroll, local & air transportation, referral fee, licensing fee, repairs/renovation etc.)?
