HOwever these are accomplished real estate folks just looking to network and get to the next level and the 30k is no big expense for them.. its the person who has to put the 30k on their CC that takes some pretty big risks.

In my experience, we would consider a prospective tenant 'high risk' and require a two months security deposit if they have missed three months consecutive on any monthly payments (car loans, CC, previous rental history, etc.).
