I'm willing to work and learn in any capacity whether it's filling a position in an office, analyzing numbers, or driving for dollars.

I would suggest that, for custodial accounts, people check with their administrator and see if they have in-house capacity or a firm they recommend.  

Don't forget this doesn't have to be 100% they pay VS you pay you can offer to split the costs too if you are fault in some capacity as well.  

I have a lot of friends and family that want to get involved in real estate investing in various capacities.

My thoughts here are that a multi-unit building would allow me the capacity to hire a property manager and minimize my workload with multiple single-family units.Now, I was chatting about this with my family and my mother said she is very interested in investing.

Adding additional living space requires understanding and compliance with easements, sewer/sewage capacity, possible electrical service panel upgrades and a lot more.

Since your main priority is to save money I would recommend  looking into direct Ideally you would like to work with a broker with a direct lender capacity. 

Your loads are within the existing panel capacity.

@Chad McMahan what type of property would those numbers be on (purchase price/dp, bd/bth count, sleeping capacity, gross revenue)?

Can you imagine if auctioneers had to review corporate docs, llc docs, partnership agreements, jv docs and resolutions to confirm capacity/authority at registration.
