Refrigerators seem to be less and less reliable every year and repair costs are HIGH, I wouldn't mind providing a stove but like it was mentioned above the tenants can leave them damaged or dirty which is another turn over expense.We toyed with the idea of renting appliances but didn't get a very positive market response, maybe the market will start to change.

One idea I'm toying with right now is to ask the tenant to retain her own pest control services and to send me the bill if they find evidence of a rodent problem, but I'm not sure if that's legally defensible.

Most of the guests at our house also spend the majority of the time in that area (except the twin boys next door, they go straight for the toys in the kids' bedrooms).The further away you are from the main living spaces, the less important paint colors are.
