I joined this community to learn more about the subject of real estate investment hoping to realize more of my business ideas and promote the current one.I'm glad I stumbled on the BiggerPockets community.

I don't use or want to use BP for any self promotion. 

It is also displayed with your bonus content (at biggerpockets.com/promotions) after you purchase the journal.

I developed an MS Access database that does exactly what every investor needs to analyze thousands of properties, do direct mail, bulk, email  write offers and a lot more, but there seems to be some sort of problem where it is said that I am 'self-promoting' if I give the software away, free.

good advice if you don't travel often or want to free up your time to focus on other business ventures. if you want to promote yourself out of the mailroom, then look at local STR management companies.

@Trevor Jacobs none of those companies are turnkey providers, they’re turnkey promoters.

The second one looks like a website to promote buy and hold in order to get you to hire them to manage the property
