COL is low out here and there are some good deals (I think) near two of the universities in Omaha that I think could cash flow well as rentals for students.

If they are cooperating with a non-MLS member, they can negotiate the Buyer Side Commission legally.It was apparent to me that for highly desirable properties in NYC, I needed to force the Listing Broker to split their commission evenly.That's when I joined the MLS (REBNY in NYC).REBNY has a Universal Co-Broke Agreement that All Members must sign and Abide by.
