You've got environmental concerns to think about.

Things like zoning restrictions, easements, protected wetlands, tree requirements, phase 1 & 2 environmental inspections, etc., can all greatly affect the value of land.

Phase 1 Environmentals, and much higher appraisal costs are two of them.

Environmental issues, continued viability of the quick change business at that location, special use property improvements do not readily adapt to an alternate use, lack of credit quality of tenantNow this is not to say that this is not a worth while investment, just that these are issues to consider

for example I said its a jiffy lube, would a realtor help check tax liens or suggest environmental tests?

(b) Inspections of dwellings or dwelling units or of any child care facility, and testing environmental samples.
