Ditto if you can show that the seller's agent knew about the seller's deceit and ditto again if you can show that the home inspector could reasonably known that there was a wet basement and didn't uncover and report it.I think the seller would be in an especially weak position if he filled out a disclosure and did not reveal the issue.I'd start by documenting everything you can and then talk with a real estate attorney.BTW, the smell of a wet basement is pretty obvious.

I would figure a title search would reveal any liens or clouds on the title, and title insurance should cover you in the event something comes up in the future.

Certain questions about entity structure and tax strategies may not be able to be answered before they have an understanding of your full picture- but still a great list of questions.I'll also add that you should pay attention to the questions they ask you.If you are wanting to leverage your CPA to help grow your business, rather than just someone to handle the compliance side of things- the questions they ask you will reveal just as much.

Unfortunate a thorough background check and interview does not reveal a tenants cleanliness even if you schedule the visit at their current residents as they will clean up prior to your arrival.
