I plan to build versus buy because Im currently working for my father, who is a general contractor in Fl, and will save on the construction costs because I can do most of the work for little cost other than materials. it would be minimum labor cost and no profit cost from contractor.

@Jeff Ebert I've really enjoyed working with Declan McGonigal with MyBeach Vacation Rentals. 

The contractor had left and didn't monitory drainage.

To make matters worse his general contractor was not present to provide professional reassurances regarding the work plan.

My understanding is finding contractors is the most difficult part.

I probably need to look for a less demanding W2 so I can enjoy the next ~5 years and have a little more time to devote to RE to determine if it's right for us, while still making a good income in case it's not.

Do you enjoy the security of your cashflowing duplex that doesn't need much maintenance?

On the other hand, now that I AM FLIPPING houses,  I know that "questions" are exactly how property managers and contractors give you the run around, delay things, and make excuses.

Ensuring clear communication with contractors and keeping a flexible approach proved crucial.
