Timber was federal could not buy it could not log it... just scammers... but better I wasted 10k then sunk in a huge investment.Same with a big timber play I was working on in Columbia.. 

Here's who was helped because that one borrower went to a meetup.The sellers because they're finally able to settle Mom's estate.The borrower because the seller took 3% off the sales price because he only had to pay one Realtor.The Fannie guy because he got a 203K loan out of a happy hour The hard money guy because the borrower saved so much money on this property, he was able to buy a fixer upper with the fix and flip money the guy was talking aboutThe Realtor of course because he got to sell a houseOf course, the District of Columbia because they got their transfer taxesThat's what those meeting are for.Stephanie

Hello everyone, I’m looking to invest in single family and small multi family units in Columbia and am looking for DSCR lenders that do not require ownership of a primary residence.

I'm also looking at the Columbia, SC area, but I am seeing that SC property taxes are quite high, which is deterring me.

Not too far from John's recommendation, but Columbia SC has a lot of potential.
