My question is: Does it make any sense at all to drop 2% cap rate points to swap an older home in need of repairs for a newer home with fewer issues?  

You could also rent it for someone's car (some people have one more that needs shelter than they have garages) or some businesses trucks (some towns have ordinances about parking them in residential areas--so they need a place to park--they put their car in during work vehicle use and then swap back).Figure out their alternate options for these things and then find out how much those would cost, and what they offer that you lack and vice-versa.  

On a personal note, I install my own appliances, I did my own engine swap (JDM boost FTW), and I've painted my own house.

DO NOT swap your rentals into your personal name.

I am a CPA and my understanding of the 1031 rules don’t allow like kind treatment in this case for a swap of property in exchange of LLC units or a partnership interest.

After she moved out I went to inspect house and fix to sell again, and when I turned the breaker to the a/c, I found out she had swapped wires and tripped the 200 amp main breaker coming into the house.
