Now, this does not take into consideration the current occupancy, Deferred maintenance, Age of the property, amount of land, upside, supply index of the market, and getting the ACTUAL Expenses, rather than using an industry average of 35% as I just did in our little exercise.

Walk and talk, ask a simple question of everyone you meet (find these folks in public places, supply houses, stores, barber shops, where ever the public is permitted to enter)The question: "Excuse me, I am looking for real estate in the area, would you know of anyone with properties to sell?

Itemize all repairs needed ( get real proposals) include $15/hour for your time for whatever you do yourself, then subtract from SD, supply past tnenant with documentation of those costs and return balance if any.
