I just got back this evening from a three day workshop and one of the things that seemed to get me to sit up straight was when the speaker mentioned getting a tenant buy evicted is a lot harder to do because they have equitable interest in the property.  

One more note of interest is that one of the speakers at the  house flipping conference who has supposedly flipped thousands of homes said that he uses hard money all the time along with any other methods available in order to finance his flips(even though he has plenty of his own cash!)  

Other purpose is to allow the speaker to generate business, one way or another. 

This group meets bi-monthly and always has great speakers.

I pretty much knew everything the speaker talked about.

The speaker is the #1 apartment broker in NM, so he should be able to say the current cap rate for smaller properties. 

We have a lot of Non-English speakers in our area and I had trouble with them not only not reading what I sent them, but also pretending to understand when they really didn't.

., I have purchased 12 units (4plexes, duplex, SFHs) between 4 addresses by myself and with 2 different partners in the last 2 years, started a monthly meetup group in Oakland, and hosted a big RE Networking Summit in SF last weekend w/ about 200 other RE investors and 20 inspiring speakers and panelists from BP, mentored several newer investors, borrowed from and done deals with other BP members, and gained a huge network of wonderful people :)  I also control 3 additional units w/ 5yr leases rented out to international students and Airbnb.

I know of somebody who bought 5 different "home study courses" from visiting speakers at the local REIA (average price ~ $1495, multiply by 5 to see the money spent); the only house he ever purchased as an investment was from a wholesaler (so he really didn't end up needing any of those fancy courses IMO).
