It's the old "fisherman not revealing his secret fishing spots" analogy.After enough time has passed, the deals that are plentiful can/will become infrequent. 

A slow five-month reno-rehab revealed no current or past moisture problems.New tenants moved in a month ago during the last week of September. 

I would imagine during inspection it may reveal the roof needs replacement and I would require a replacement credit from the seller or price reduction to cover costs of that to cover my butt.

They will either tell you a one sentence answer or they will go into a story that reveals why, and how motivated they are.

We are supposed to close on purchasing a BOA short sale this Friday, and the title search just revealed that the sellers has a HELOC also with BOA that they paid off one year ago.

That would be good to, but there is a way to assign the contract, but a magician cant reveal all of his secrets.

@Anthony BeckemeyerWhile either transaction on it's own may not be a prohibited transaction, looking at both transactions could reveal a more problematic intent.

I did recently send out a LOI which I will reveal later, but would like to hear any and all thoughts or questions first.
