:)CA market especially bay area market is very volatile, it's the only market that is so price sensitive to interest rate as mortgage to income ratio is above 0.65 ; midwest mortgage/income is above 0.3 ; as supply is extremely limited we know the house is valued based on auction rather than intrinsic value hahaha the house is almost valued like a tech company in nasdaq lol.......the same 200k lousy 1960 box Single Family in Birmingham,AL could be valued $1.5m in Cupertino,CA lol .... :-)

For multifamily, the comp is trend and cap rate trends.SF trend is going up nationwide.MF trend is going down nationwide.SF is not rate sensitive, MF is extremely rate sensitive.So strategy really depends on time AND location.IN 2025 I may invest at Multifamily.BUt in 2023 I would do Single Family.But then I live in California, so I would do Single Family day and night.
