If it's on the south side best bet will be getting it rehabbed mildly (new counter tops/sink, update bathroom, repaint the place, etc..

So much character and pizazz in that color combination - and if the "trend" fades in 5-10 years down the road, we can just repaint the cabinets.

I currently plan to use all white appliances and the cheapest cabinets that Home Depot sells, if not just repainting the existing cabinets.Also going with basically the cheapest white fans and close to the cheapest light fixtures for both interior and exterior.

Really need to know the extent of the damage you're concerned about to offer an opinion.Many landlords in these parts just patch the walls when they repaint, and don't mess with the foundation as it moves around.

At closing, the exterior of the building had been repainted, 3 of the 4 empty suites had been completely renovated, the roof has been repaired (by a new commercial roofing tenant who traded repairs for a month's free rent) and the building was now 100% occupied and cash flowing $5250/month.
