It's just like people wanting me to broker their deals as NNN investor and used to buying houses and they think 400k is lot of money then I tell them minimum for good area and commercial tenant 1 million plus down payment and 3 million and up price.In their mind it's tough to spend that kind of money.

Hey Corey -Three things I’d like to highlight are:1) Most lenders will have a leverage cap on doing a portfolio loan versus doing a single asset, so definitely ask the lender(s) that you’re speaking to about this. 2) Be mindful that a portfolio loan will save a decent chunk of change (thousands of dollars) on closing costs, so that can make it worth it. 3) Lenders will also have partial release clauses for paying off individual properties in the portfolio.

The other thing to keep in mind is that you will have to keep a supply closer or room with your extra bedding and materials and a checklist for you cleaning person to run when they turn the unit, as well as a smooth process to screen, lease sign, and collect payment from the guest.
