The smell is very strong and there is dog hair everywhere.

Things still break and cleaning companies miss the hair under the bathroom vanity. 

To get an 8 cap or better will require some real digging probably need to be off market or have some hair on the deal that makes it less attractive.  

Groetsma had to pull his hair out on this issue, but he was able to get it mostly resolved.  

Remove old wall paneling and horse hair plaster underneath, and install new drywall or just paint old paneling? 

IF it's not your age, it your hair, style of shirt, skin color, gender, facial hair, choice of car, tone of voice, ect... you cant appease everyone nor should you try.

Based on my experiences with the 1bed/1bath's that I currently own and the difficulty that I have getting them rented and keeping them rented I would pull my hair out trying to find 25 to 50 of these typically transient tenants. 

The tenants that you actually want will present a little bit more elusive, because they know their own worth as tenants.Getting another $50 out of your rental is not that important compared to finding a good tenant, who does not cost you thousands and some grey hair.

This individual does all the combing for you for a fair price. 

Regarding your experience, I believe you would qualify for financing if the proposed collateral property fits their guidelines and the deal doesn't have any hair on it.
