Sometimes that may mean looking nationally for better markets or just grinding out deal after deal in your home market.Its okay to just buy and hold some okay deal...but wouldn't it be better to be patient and get a rock-star deal??

I just think of it as a feature which someone looking at duplexes might expect.Someone I know says go with a new carpet in an upper (help buffer noise), and that a tenant is more likely to prefer carpet for their living room anyways.Not sure which way to go, please weigh in.

Most of the HOA rules that people chafe at are the same rules that landlords want to enforce anyway -- noise, appearance of the building, parking, etc.
