Before you send them a letter on eviction how many times have you sent them letters, certified, telling them that you've received noise complaints and they need to stop?

One of my goals is to get out of the daily grind of a 9-5 office setting and into real estate full time.

Sometimes that may mean looking nationally for better markets or just grinding out deal after deal in your home market.Its okay to just buy and hold some okay deal...but wouldn't it be better to be patient and get a rock-star deal??

The market has cooled off the last year and you really have to grind to find potential leads here.

The 5 property owners had agreed on this to keep the lake clear, no noise, safety since it is such a small lake.

The noise would be my concern not the breed of the dog.

I just think of it as a feature which someone looking at duplexes might expect.Someone I know says go with a new carpet in an upper (help buffer noise), and that a tenant is more likely to prefer carpet for their living room anyways.Not sure which way to go, please weigh in.

By cutting living expenses while at the same time increasing my passive income, I am now very close to being able to live off of my investments without having to grind away for 12+ hours/day anymore.

Most of the HOA rules that people chafe at are the same rules that landlords want to enforce anyway -- noise, appearance of the building, parking, etc.
