I am looking to buy my next property in the huntsville area just from diversification perspective.

These last few years I've been working on my Bachelors of Science in Biological Sciences with a Concentration in Neurobiology, preparing to enter medical school, and learning how to generate generational wealth and income diversification through real estate investing.

The lack of diversification is always an issue.

I’m a conservative investor (raised in Eastern Oregon cattle/logging country) and something in my bones (not Dave Ramsey) tells me to pay off my properties, which I do in sync with investing in businesses and the stock market; all of which follows the prudence of diversification.

Also, they have a lot of properties in them which is good for diversification (although there are also some crowdfunding/syndication deals that do too).However, their size is also a weakness because they have to compete against all the other huge REITs and together they tend to bid up the prices that they all have to pay.

And I feel the ideal portfolio can benefit from the diversification of both.Every investor has a different risk tolerance, comes from a different financial situation, and has different financial goals.

Example, a) cheap location, great cash flowb) little expensive location and good appreciation  I like doing a little of both for diversification.
